What Is SAH?

VA Specially Adapted Housing — Explained

The VA's SAH program helps veterans with service-connected disabilities fund modifications that make their home safe, accessible, and livable.

Federal VA Benefit SAH is a VA grant — not a loan. Eligible veterans receive funds to modify or build an accessible home at no repayment required.

D&D Executes the Work Once the VA approves your grant, D&D Maintenance's SAH Division completes the modifications — on time, on budget, and code-compliant.

VA Grant Programs

Three Programs, One Mission

The VA offers different grant tiers based on the nature of your service-connected disability. D&D works with veterans under all three.

SAH Grant

Specially Adapted Housing Grant

$109,986 / maximum award (FY2024)

Who qualifies?

  • Veterans and service members with a service-connected disability that includes loss or loss of use of both legs
  • Residuals of organic disease or injury preventing locomotion without the aid of braces, crutches, canes, or a wheelchair
  • Blindness in both eyes with 5/200 visual acuity or less, plus loss or loss of use of one lower limb
  • Loss or loss of use of one lower extremity, together with residuals of organic disease or injury that affect balance or propulsion
  • Must own the home or have the home owned by a family member

What does it cover?

  • Building a specially adapted home on land already owned
  • Building a home on land to be purchased
  • Modifying an existing home to meet adaptive needs
  • Applying the grant amount against the unpaid principal mortgage balance
  • Grant may be used up to 3 times as long as total doesn't exceed the maximum

How to apply

  • Submit VA Form 26-4555 to your nearest VA regional loan center
  • VA will send a representative to assess your current living situation and disability needs
  • Receive a Certificate of Eligibility
  • Work with a licensed contractor (like D&D) to complete the modifications
  • VA reimburses the grant amount upon completion

SHA Grant

Special Home Adaptation Grant

$22,036 / maximum award (FY2024)

Who qualifies?

  • Veterans and service members with a service-connected disability that includes blindness in both eyes with 20/200 visual acuity or less
  • Loss or loss of use of both hands
  • Certain severe burn injuries
  • Certain severe respiratory injuries
  • Must own or intend to own the home being adapted

What does it cover?

  • Modifying a home the veteran or family member already owns
  • Helping purchase a home that has already been adapted
  • Adapting a home a family member owns for the veteran to live in
  • Grant may be used up to 3 times as long as total doesn't exceed the maximum

  • Submit VA Form 26-4555 to your nearest VA regional loan center
  • VA reviews your service-connected disability rating
  • Receive a Certificate of Eligibility

HISA Grant

Home Improvement & Structural Alterations Grant

$6,800 / service-connected  | $2,000 / non-service-connected

Who qualifies?

  • Veterans receiving compensation for a service-connected disability requiring home improvements for medical treatment
  • Veterans who are permanently and totally disabled from a non-service-connected condition
  • Veterans rated permanently and totally disabled due to a service-connected condition
  • Available to renters as well as homeowners

What does it cover?

  • Medically necessary structural improvements to a home
  • Accessibility ramps and widened doorways
  • Grab bars and handrails
  • Roll-in shower modifications
  • Can be used in combination with SAH or SHA grants in some cases
  • One-time benefit — does not renew
Note: The HISA grant is processed through the VA's prosthetics department, not the loan center.

How to apply

  • Contact your local VA medical center's prosthetics department
  • Submit VA Form 10-0103 (Veterans Application for Assistance in Acquiring Home Improvement and Structural Alterations)
  • A VA clinician must document the medical necessity
  • Receive approval before beginning any work
  • Work with a licensed contractor to complete the project
